preparing for a real estate appraisal

There are some major issues that most appraiser look for; 
1. Chipping/peeling paint
2. Major cracks in a foundation
3. Badly weathered or curled roof shingles
4. Stained or badly worn carpet
5. Dated appliances/fixtures
6. All doors and windows are functional
7. Safety rails when called for
8. If your hot water heater is located in the garage; it should be at least 18' off the floor and have earthquake straps top and bottom
9.  CO2 detector(s) (one for each floor; it is a sate law
10. and easy access to the perimeter of the home.
 
Things that add value; 
1. Any addition; with proper City/County permits 
2. Remodeling of the kitchen (Stainless steel appliances, solid stone counter tops, custom wood cabinets and back splash
3. baths with new fixtures and tub/shower
4. flooring in good condition 
5. fireplace
6. outdoor entertainment area
7. new paint
